We are land developers, so we are always searching for land that has development potential. Once we find such a piece of land, we work with a civil engineer to get it approved for development by the local jurisdiction. That process we go through adds value to your land and allows us to sell it for more which means we can pay you more when we purchase it from you.
Every property is different and we can only make an offer after performing our initial due diligence on yours. Our offer will be based on what we determine the value will be after we get entitlements to the land and it is ready for development. That’s why we are able to pay up to 10 times market value for raw land.
We never charge a fee for any of the consultations or services we provide. We don’t charge a commission and we pay all closing costs. So the price we offer you is the amount you will receive at closing, no hidden costs- ever.
Each and every property is different, but we will give you a timeframe that allows us to take your property through the entitlement process. Sometimes we are able to close within 90 days, and other times it may take up to a year. However long it takes, we will pay installments of earnest money along the way and the end result will be well worth the wait.
